About This Opportunity

Queens Botanical Garden is embarking on several exciting construction projects that will help bring our physical environment in line with our vision for the future, including a new education building and an outdoor pavilion, as well as new garden areas.  The Capital Projects Manager will represent the Garden on a day-to-day basis, and provide oversight and quality control for all scheduled construction activities. The Manager will work with Garden staff, consulting architects, construction general managers, contractors and city agencies to realize current public and privately-funded projects as well as future projects. This role reports to the Deputy Director.

Responsibilities

  • During construction, Manager will be the primary correspondent between the external contractors, city agencies and the Garden regarding weekly construction forecasts
  • Expected to be on-site during all times that construction activities are in progress; participates in all meetings with external parties regarding construction
  • Holds external agencies accountable for obligations and deliverables; ensures compliance
  • Leads project meetings with in-house personnel to schedule work, coordinate shutdowns, tie-ins and contractor access; coordinates with other departments at QBG to ensure successful construction
  • Prepares internal reports; assists in budgeting process; completes and submits capital project paperwork
  • Responsible for the safety and protection of all related Garden buildings, collections, personnel, visitors, and equipment related to construction
  • Responsible for ensuring good relationships with neighbors and local community groups; provides information to the general public and responds to and resolves difficult citizen inquiries and complaints related to Capital Projects
  • Assists with completion of project close out procedures, including capturing lessons learned, O&M and “as-built” documentations, equipment training and certificates, warranties and permits
  • Participates in planning, developing and implementing new procedures, including developing short and long range plans
  • Other tasks/duties as needed

Qualifications

  • Minimum of 5 years of experience managing publicly funded construction projects in New York City, especially in partnership with DDC, DOB and other city agencies
  • Bachelor’s degree in a related field is strongly preferred. Advanced degree or certificate in construction management, architecture, or engineering is a plus
  • Experience with overseeing construction projects, especially large institutional schemes involving multiple clients and consultants
  • Familiar with new construction, including site work, utilities, site safety and job site means and methods, reviewing schedules, etc.
  • Strong interpersonal skills and both written and verbal communication skills
  • Excellent administrative and organizational skills, ability to plan and manage many complex projects simultaneously and to effectively use problem-solving and negotiating skills to control costs, maintain schedules, and ensure project quality
  • Demonstrated leadership and initiative during construction and ability to communicate policies, processes to diverse stakeholders
  • Working knowledge of construction trades, mechanical and electrical systems and equipment, and construction-site safety requirements and project and building requirements as well as the ability to read architectural and engineering drawings
  • Fluency with construction-industry documents for site observations, quality control, bidding, scheduling, requisitioning and payment, change order and closeout
  • Knowledge of New York City building codes and familiarity with federal, state and city rules, regulations and ordinances
  • Familiarity with green building practices
  • Intermediate to Advanced skills with Microsoft Office Suite including Microsoft Word, Excel, Procore or other construction related software
  • For future projects, involvement in all elements including Pre-Construction Planning, Phasing, Bid & Negotiation, Permitting, Construction, Commissioning and Project Close-out
  • Ability to present new ideas, provide appropriate follow up; and if necessary, make adjustments

Schedule

This is a full-time exempt position with weekly on-site work.
